Tesla Leases 51,000 Sq Ft in Gurugram for New Service Centre, Retail Outlet

Elon Musk's Tesla has expanded its presence in India by leasing nearly 51,000 sq ft in Gurugram for a showroom, with a monthly rent of ₹40 lakh over a nine-year period.

After making its India debut in Mumbai last month, Elon Musk's Tesla has now leased nearly 51,000 sq ft of space at Orchid Business Park on Gurugram’s Sohna Road. The new facility will serve as a service centre, warehouse, and retail outlet, according to documents accessed by CRE Matrix.

The lease, signed by Tesla India Motor & Energy Pvt Ltd, started on July 15, 2025, and was officially registered on July 28. The space includes a chargeable area of 33,475 sq ft and has been leased from Garwal Property Pvt Ltd for nine years.

The starting monthly rent is ₹40.17 lakh, working out to ₹120 per sq ft, with an annual escalation of 4.75%. Over the nine-year term, the rent will rise incrementally each year—from ₹40.17 lakh in the first year to ₹58.22 lakh in the ninth.

Tesla has paid a security deposit of ₹2.41 crore, and the rent is to be paid before the 7th of every month. The lease also includes 51 parking spaces.

Ownership of the leased land is split between Suncity Real Estate LLP (21%), Orchid Infrastructure Developers Pvt Ltd (3.06%), and Garwal Property Pvt Ltd (75.94%).

Gurugram will be Tesla’s second official location in India, following the company’s Mumbai launch. Reports also suggest that Tesla is preparing to open a showroom at Delhi’s Worldmark Mall in Aerocity on August 11.

Last month, Tesla had leased 24,565 sq ft of warehouse space at Lodha Logistics Park in Mumbai’s Kurla for ₹24.38 crore over five years.

Neither Tesla nor Garwal Property Pvt Ltd has commented on the Gurugram deal.
